What is an Asbestos Refurbishment/Demolition Survey?

Asbestos refurbishment surveys and asbestos demolition surveys are required by law whenever there is a complete refurbishment or a complete demolition that is due to be carried out on a domestic or commercial property. An Asbestos Demolition Survey tends to be more invasive as it is carried out when a building is set to be brought down completely.

Both surveys are incredibly thorough so that they can locate any potential ACMs (asbestos containing materials) that are in the building, and in areas where the refurbishment will be taking place. Asbestos Surveyors have very clear guidelines they must adhere to when undertaking these types of surveys.

These types of survey are very thorough, more so than an Asbestos Management Survey as they use more ‘intrusive’ methods of inspection, which whilst being somewhat undesirable to do in somebody’s occupied home, it provides the thorough knowledge to knock through walls and floors etc without causing a massive health hazard to yourself and others.

The surveys are also highly meticulous and must be well planned out due to their very stringent nature. For example it is important that the Asbestos Surveyors are the only people occupying the area throughout the survey as the destructive measures will pose risks to people in the building if Asbestos is discovered, so it is also good idea that furniture is covered or preferably removed during the survey.

Once the asbestos survey has concluded, a visual examination or air testing will be carried out to make sure the area is safe to be reoccupied. If asbestos is found it will need to be removed before refurbishment or demolition can take place. In any case, these surveys will let you know conclusively if there is an issue.
